A Town Building Permit is required for all new buildings and additions over 100sq. ft.
Permits for buildings that are not being built in a shoreland zoning area will be approved/rejected by the Selectboard.
Permits for building in a shoreland zoning area, or near a shoreland zoning area will need approval from the Town CEO (Code Enforcement Officer).
All plumbing related to the new structure, both indoor plumbing and septic, will need coordination with the Town LPI (Licensed Plumbing Inspector) for State Permits and inspections.
All new buildings with pressurized water are required to have a designed and inspected septic system. State permits are available from the CEO/LPI.
All new off grid and no pressurized water systems are required to have permits and designs for outhouses and gray water waste. Permits available from the CEO/LPI.
COST
State SEPTIC permit fee is $250.00 plus $150.00 additional fee to cover travel to LPI.
State INDOOR PLUMBING permit fee is $10.00 per fixture plus $150.00 additional fee to cover travel to LPI. ($150 covers all trips regarding the septic system or internal plumbing.)
Construction or other land-use activity requiring a permit that is undertaken without obtaining the required permit may constitute a violation subject to enforcement under 30-A M.R.S. § 4452, including civil penalties of not less than $100 and up to $2,500, and the violator may also be ordered to correct or abate the violation. The Town and its Code Enforcement Officer may take enforcement action, including issuing a summons, and additional costs and penalties may result if the violation is not corrected.
